About the Association

The Atascocita South Community Improvement Association is a Texas Non-Profit Corporation whose purpose is to manage the facilities, activities and business of the community for the current and long-term benefit of all homeowners.

A full description of the purpose and authority of the Atascocita South C.I.A. is contained in the Association's By-Laws. All property owners in Atascocita South are automatically members of the Community Improvement Association.

Size of the Association

The Association consists of 6 sections with a total of 1,489 lots, which all have houses built on them. Atascocita South is located in the Northeast quadrant of Harris County Texas. Atascocita South is a middle class multicultural community.

Facilities

The Atascocita South swimming pool, community pavilions, tennis courts, volleyball courts, basketball court big toys and park are all located at 7102 Lonesome Woods Trail.

Maintenance Assessment

The Association collects an annual assessment in advance from each lot owner. Assessments are used to provide various services to the community which currently includes security and solid waste disposal among many others.

Atascocita South is part of the Atascocita - Lake Houston Area Security Agreement, which is a collection of 11 communities who have pooled their resources in order to enter into a contract with Harris Co. to provide a more pervasive level of law enforcement via additional Precinct 4 Constables. With this contract, Harris Co. is obligated to provide an additional 11 deputies and 1 patrolling sergeant who will devote at least 70% of their time to the Security Agreement Area. Payment rates are calculated according to the number of "rooftops" in the community. The ratio of rooftops in a community to the total number of rooftops in the contract determines the rate paid. In some areas, the homeowners have to pay an extra yearly "line-item fee" in addition to the normal maintenance assessment to cover the expense of the security contract. In Atascocita South, however, this rate is paid out of your annual maintenance assessment.

The maintenance assessment is payable annually on January 1. Any assessment not paid within thirty days after the due date bears interest at the rate of eighteen percent per year. Goodwin & Company performs the billing and collection of maintenance fees.

Deed Restrictions

All properties in Atascocita South are bound by "Deed Restrictions" which have the purpose of maintaining the quality of the neighborhood. Architectural Control Committee

All external improvements or modifications to your house, such as the installation of a pool, a patio cover, a fence, or change in house colors, must be approved in advance by the Architectural Control Committee (the "ACC").

This is done to ensure quality improvements which will not detract from the value of your home or the neighborhood. The ACC has up to 30 days to evaluate home improvements, so please submit your plans for any improvements well in advance of your starting date.


Management

The affairs of the Association are managed by a five member Board of Trustees who volunteer their time for the benefit of the community. There are also several active committees composed of residents who perform vital tasks.

The day-to-day operations and management of community business are performed by a professional association management company, Goodwin & Company, at the direction of the Board of Trustees.
